Hayat is conceived as a contemporary urban catalyst responding to the city’s growing demand for an integrated commercial, recreational, and educational hub. The project reinterprets the conventional shopping center as a social platform—an active extension of the urban fabric rather than an isolated retail container. Comprising 120 retail units across four levels—including luxury fashion brands, home goods, and jewelry.

Architecturally, the project adopts a modern language defined by elongated horizontal lines. In response to its adjacency to one of Tehran’s primary urban arteries, the stretched geometry reinforces a sense of movement, transforming the façade into a dynamic element within the cityscape. Transparency plays a central role in the façade strategy. Extensive glazed surfaces reduce the boundary between interior and exterior, allowing natural light to penetrate deep into the commercial spaces while maintaining a strong visual dialogue with pedestrians and passing traffic. Natural elements are introduced through the integration of trees and landscape features within the surrounding open areas of the project. Rather than employing a continuous green façade system, vegetation is positioned at ground and public levels to enhance environmental comfort, provide shade, and establish a more human-scaled experience. This approach strengthens the connection between architecture and urban life while preserving the clarity and expression of the building’s modern form. Hayat is envisioned not merely as a retail destination, but as a contemporary urban node that fosters interaction, movement, and livability within the metropolitan context.
